1. Gather recommendations.

Ask trusted friends, family members, and coworkers who they might recommend as a home inspector. Make a list of referrals, and pay special attention to inspectors mentioned by more than one person. If your sources warn you to stay away from a particular inspection company, take note of that as well.

2. Check out customer reviews.

Do some digging to find out what other customers are saying about that inspector. You can read online customer reviews, or look into service review websites. 

3. Consider their credentials and experience.

How long has that inspector been in business? Does that company have the proper licenses? Do they adhere to the Virginia Standards of Practice? Does the company stay up to date with professional memberships and training for staff? These are all good questions you’ll want to research to make sure the inspector knows his stuff. Don’t be afraid to find out more.

4. Ask questions.

If you can narrow down your list of potential inspectors to two or three options, contact each of them and ask questions about their process, what to expect, and so on. Note not only their responses but also their abilities to communicate with you professionally.

5. Compare rates.

If you have two inspectors and just cannot decide which one is best, go with the one who offers the best inspection at the best rate. You don’t want to start here since quality often means paying a bit more. But once you’re certain that the other qualifications are met, you can feel comfortable basing your final decision on their rates.
