3 FAQs about Home Inspections

If you’ve never had a home inspection, you may feel a bit intimidated by the process. However, at Burgess Inspections, Inc., we do our best to ease our customers’ minds before, during, and after the inspection. Home Inspection Questions

1. Do I need to be present at the inspection?

Your presence isn’t required, but we definitely recommend it. That way, our inspector can show you firsthand what he has found and what he plans to include in the report. It allows you to ask questions in person, right in the moment. Overall, you can have a clearer picture of the home’s condition and how to interpret the report.

2. How long will it take to get the inspection report?

We understand that the inspection is a vital part of the real-estate process, and we do our best to be time-conscious and effective. Therefore, we usually get the inspection report to you within one business day of the inspection.

3. What if I notice some small issues after the inspection?

The home inspection gives you a bird’s-eye view of the home. Our inspectors are trained to focus on the overall condition and large repairs—those big-money items that you don’t want to catch you off guard when purchasing or selling a home. Usually, those large repairs (like foundation, roof, HVAC system, plumbing, and so on) are the things you want to negotiate for repairs prior to finalizing the sale. We explain all this to let you know that our inspectors may not see every little defect in the home—especially if it’s smaller or cosmetic. We’ll certainly point them out if we see them, but mostly as a courtesy.
