What Is EIFS & What Are Its Benefits?

Stucco homes can include an EIFS (exterior insulation finishing system), which is also known as synthetic stucco. EIFS is an exterior wall system consisting of multiple layers of material that not only provides improved energy efficiency but also offers more flexibility than other exterior finishes. It serves multiple purposes, such as providing insulation, weatherproofing, and a finished service in one integrated product. 

What Care & Maintenance Does EIFS Require?

EIFS provides many benefits, however, you will need to ensure regular maintenance of your home's exterior to maintain the durability of the synthetic stucco. At Burgess Property Inspections, Inc., our professional inspectors understand that damage to the exterior, or failure of sealants around any penetrations, can be problematic for EIFS because of potential moisture intrusion. This moisture will then get into the internal structure of the siding and cause rot, mold, or several other problems.

What Happens During An EIFS Inspection?

A proper synthetic stucco inspection conducted by one of our EIFS inspectors includes the wall scan and probe method. We will insert tiny probes into the exterior material, which will read the moisture level at both the surface and the interior of the synthetic stucco. The holes are then filled with a color-matched sealant, which solidifies and properly seals at the probe locations. After the conclusion of the inspection, we will provide you with a detailed report, clearly identifying any areas needing repair in a format that will enable contractors to properly correct defects.
