5 Questions to Ask a Home Inspector

However, as you go through the home-buying process and seek out a home inspection, don’t forget to do your due diligence when hiring a home inspector. 1. What does the home inspection cover?

Each home inspection company is required to meet that state’s home inspection requirements. At minimum, these standards should be met. However, some home inspectors offer additional inspection items, or can offer reduced-rate add-ons, that can influence which home inspector you choose.

2. How long can I expect the inspection to last?

You want to be present at the home inspection, so you can talk to the building inspector directly and get feedback. However, it’s not uncouth to ask how long a typical inspection lasts. You may have to take time off work or make special arrangements to be there, and you want to have an accurate estimate of that time.

3. Will I be able to attend the inspection?

4. What’s included in the inspection report?

You want to know what is included in the home inspection report, which should be provided to you in writing and with specific details. You will use this document to make your real estate decisions and perhaps negotiate home repairs. Therefore, you want to make sure the report is detailed and provided to you in a timely manner.

5. What are common home issues in this area?

Areas of Richmond, VA may be known for having specific home concerns, especially in zones prone to flooding or having had storm damage. Ask your home inspector whether your property is located in such an area and whether the home inspection will thoroughly assess for this issue. If the concern is past flooding, you will want to ask whether a mold inspection is included or whether you can add it as a specialty service.
